We’ve been adding new features ever since. Here are some of the top changes you’ll notice in October that will help you make smarter, faster investment decisions.

Find for-sale properties with STR revenue projections inside AirDNA

AirDNA makes it easy for you to find your ideal short-term rental (STR) investment market, and now you can stay in the same app to find properties for sale in that market. AirDNA’s new For Sale Properties feature is now live, allowing you to see MLS listing data alongside Rentalizer™ revenue, average daily rate, and occupancy projections. 

AirDNA’s for-sale properties information updates twice daily, ensuring that you always have access to the newest properties on the market. Use the brand-new For Sale dropdown at the top of the page to refine your search by:

Property Type: House, Condos/Apartments, Townhomes, Multi-family Units, Other

Click on a property to see the same information you’d find on your favorite real estate site (property photos, listing description, property and amenity details). Users with a paid AirDNA subscription also get short-term rental investment-specific information, like the property's projected revenue, occupancy rate, and average daily rate. Further down the page paid users will see the expected monthly revenue over the next year and how the annual revenue estimate changed over the past 1-2 years to really assess how this property would perform as a vacation rental. Is it a growing area where the revenue is holding steady or increasing, or is the area softening and the annual revenue projection is trending down? It's definitely something you want to know before you buy.

Having all this information in one app saves you the time and hassle of identifying a good investment market in AirDNA, going to a real estate app to find for-sale properties, and then pasting individual addresses into Rentalizer. Now, you see the crucial information you need in one spot to turn analysis into action quickly, which can mean the difference between making the deal and losing the property to another buyer.

Understand location saturation by seeing active STRs mapped against for-sale properties

The For-Sale Properties section of AirDNA also lets you see properties for sale on the same map as active Airbnb and Vrbo listings. This helps you determine how saturated a particular area is, down to the exact block. A lot of existing STRs nearby can mean it’s a popular area to be in that guests prefer, or it could indicate that you want to look for a neighborhood that has less competition (it depends on the particular market and your personal investment philosophy).

Seeing for-sale properties mapped alongside known STRs is particularly helpful in locations with regulations that require a certain distance between short-term rentals. If you see an active STR close to the property you’re evaluating, you know that property isn’t a viable investment before spending your valuable time diving deep into due diligence. Or worse, buying the home before you realize you can’t use it as a short-term rental investment property.

Understand what amenities are popular with AirDNA’s Rentalizer

We all know a short-term rental’s amenities are just as important as the property itself. For investors, knowing which amenities are popular in a specific market and which amenities existing STRs have will play an important role in your property search. Is a pool a must-have in your market? That automatically eliminates all for-sale properties without a pool or the ability to add a pool. 

But how do you figure out which amenities are a must-have and which can help you stand out? 

AirDNA just solved this dilemma for you by showing you how many local listings have specific amenities.

Quickly understand what amenities are a must-have in your market and what amenities you could easily add to make you stand out from the competition. 

This new “What amenities do comparable short-term rental listings have?” information is available on Rentalizer and individual for-sale property listings with a Basic plan or above. Always know if the property you’re evaluating meets local standards.

Better understand and compare active STR listings

We brought back a few popular features to our Active STR Listings section! Now, when you’re looking at an active listing, you can click on the Airbnb or Vrbo link to go to the exact listing on that platform. To access this feature, click into the listing you’re interested in on AirDNA, then click on the Airbnb or Vrbo icon. The Active STR Listing section shows you all short-term rentals that have been active within the last 12 months, so if the Airbnb or Vrbo link isn’t working, it’s likely that the listing isn’t currently live on the rental platforms.

You can also see the number of days the listing was available to rent in the past 12 months directly on the overview card and when you click into the listing. This helps you better assess a listing’s annual revenue to decide which properties you want to compare to. A listing with a low revenue may only have been available as a rental for 100 days within the last 12 months. If you’re assessing a property as a full-time rental, a home with a low amount of days available might not be the best comparison.
