What is AirDNA's Airbnb & short-term rental data?

AirDNA tracks the daily performance of more than 10 million short-term rental listings on Airbnb, Vrbo and Booking.com across 120,000+ markets worldwide. The 155 market pagesfor South Africa on this site are a free, monthly-refreshed slice of that dataset: for every market, the trailing-twelve-month active listing count, annual revenue per listing, occupancy rate, average daily rate (ADR), RevPAR and AirDNA's Market Score, plus supply mix and the largest property managers.

Where the data comes from

Listing, calendar and booking activity is collected directly from Airbnb, Vrbo and Booking.com and supplemented by 1M+ partner properties connected through property management systems, channel managers and direct host integrations. The same home listed on several channels is counted once.

How often it updates

Market pages are refreshed monthly. Every headline metric is a trailing-twelve-month figure, so a market is judged on a full year of bookings, not one busy or slow month. The “Updated” date at the top of each page is the real refresh date.

What every market page includes

  • Active listings. Homes on Airbnb, Vrbo and Booking.com available or booked in the trailing 12 months, de-duplicated across channels.
  • Annual revenue. Trailing-twelve-month earnings of a typical active listing, including nightly rates and guest fees.
  • Occupancy. The share of available nights that were actually booked.
  • ADR & RevPAR. What booked nights cost on average, and revenue per available night (occupancy × ADR).
  • Market Score. A 40–100 grade of short-term rental potential, with five subscores.
  • Supply & operators. Property types, bedroom mix, channel split, availability and the largest property managers.

How the Market Score works

AirDNA's Market Score grades each market from 40 to 100 on short-term rental potential, benchmarked against other short-term rental markets in the same country with at least 15 active listings. It combines five subscores, each computed from observed market data:

  • Rental demand: annual occupancy combined with year-over-year listing growth.
  • Revenue growth: the year-over-year change in RevPAR, counting only properties booked in both periods.
  • Seasonality: the percentage gap between the lowest and highest monthly average revenue over the past year (a smaller swing scores higher).
  • Regulation: signals of short-term-rental rules inferred from host and property behavior.
  • Investability: local home prices relative to what short-term rentals in the area earn.
