Airbnb will require all property managers to adopt its “single-fee” model starting October 27, eliminating guest-facing service fees and shifting the full 15.5% platform fee to hosts. AirDNA data shows 95% of current hosts use the split-fee model, where fees are shared between guest and host. Under the new model, guests won’t see a separate service charge, making pricing more transparent. While some hosts fear reduced margins, Airbnb and AirDNA suggest hosts can maintain earnings by adjusting rates. The change could spark pricing shifts across the short-term rental industry as competitors react to the fee structure reset.

If the host charges a nightly rate of $100 per night, the guest could pay $115 because of the 15% guest service charge, for example. The guest service fee is 14.1 to 16.5 percent. The host nets $97 because Airbnb charges a 3% host fee.
