Short-term rental demand during peak summer months is declining across Southern Europe as travelers increasingly avoid extreme heat. According to new data from AirDNA, countries including Spain, Italy, France, and Greece have seen a steady drop in the share of annual bookings during June to August, while demand is rising in spring and fall. August in particular has seen sharp declines since 2018, coinciding with hotter summers and disruptive wildfires. AirDNA economist Bram Gallagher notes that heatwaves are becoming a fixture of European travel. In contrast, Northern Europe is seeing increased summer rental demand as travelers seek cooler alternatives.

We definitely see a movement of the share of demand from some of the peak months into the shoulder season months. It seems like heatwaves are going to be a recurring fixture in European travel.
