Pink Line Theory is a slow season pricing strategy. While the rest of the market holds an ideal rate until the calendar creates panic, you position your property just below its closest true competitor months in advance, then only adjust when your comps move. A fair rate on a filled night beats a dream rate on an empty one, so you earn more per available night across the season even though each booked night is cheaper.

Step 1: Find your slow dates. Set up your AirDNA account and pull your 90-day seasonality, then cross-check the lightest dates against your own last 12 months. A date only counts as slow when both agree.

Step 2: Price 5% below your best competitor. Build a comp set in Adapt of 3 to 5 properties your ideal guest would genuinely consider, find the lowest rate among them for your slow dates, and sit 5% under it. Work out your nightly expenses first so you know your floor.

Step 3: Set it early and hold. Calculate how far in advance your slow dates book, double it, and load your rates that far out. Then it is 15 to 20 minutes a week: check your comps, watch your booking pace.

What will we work through in the session?

Pull your 90-day seasonality in AirDNA to see how demand moves across every date in your market, then compare the lightest dates against your own property's last 12 months of occupancy and booking pace. A date is a true slow season date only when both the market data and your property history show softness. If the market looks soft but your property consistently sells those nights, leave the rate alone.

Five percent below the lowest rate in your comp set of 3 to 5 genuinely similar properties, matched on design, location, amenities and overall experience. Adapt lets you build that comp set and see their rates on your slow dates. If the lowest comparable stay is $400, your Pink Line is $380. That is enough to become the obvious value without gutting your rate. Calculate your nightly expenses first so you know your floor price, and never drop below it.

How much below my competitors should I price?

Work out how far ahead your slow dates normally book, then double it. If slow season reservations usually arrive 60 days before check-in, set your rates 120 days out. Slow season bookings trickle in months ahead one at a time, so doubling the window gives you twice as long to capture that demand before the rest of the market starts reacting.
