What is the AirDNA Adapt webinar?

The AirDNA Adapt webinar is a free 45-minute live working session, held every Tuesday at 12:00pm ET, run by Jordon Myers, the product manager who builds Adapt. It happens in the product rather than in slides. You see the market signals and demand shifts behind each rate recommendation, how to tell Adapt what your pricing goals are, and how to read your pacing data against your comp set. Then you ask about your own listings.

It runs every week with the same agenda, so there is no date to wait for.

Who is this session for?

Anyone who already has short-term rental listings and is deciding how to price them. It is most useful if you are one of these:

  • A host who has connected listings to Adapt and has not started syncing rates yet
  • A host setting rates by hand, or by copying whatever the neighbours charge
  • A property manager comparing dynamic pricing tools before committing a portfolio
  • An existing Adapt user who wants to tune a strategy rather than leave it on defaults

Why does dynamic pricing matter for short-term rentals?

Because demand is not flat. US short-term rental occupancy averages 54.3% across a full year, but it swings from 41.6% in January to 67.5% in July. A nightly rate that is correct in January leaves money on the table in July, and a rate that is correct in July sits empty in January. Dynamic pricing moves the rate with the demand instead of asking you to guess twice a year.

The same is true of minimum stays, which most hosts never touch. Around 60% of hosts never vary their minimum stay at all, and roughly 40% run a static one or two night minimum year round. That is a lever sitting unused right next to the rate.

Do I need my listings connected to attend?

No, but you will get more out of it if they are. Connecting your listings is free and takes a few minutes, and it means the rate recommendations on screen are your own rather than a demo property. If you connect before Tuesday you can follow along in your own account and ask about your own numbers in the Q&A.

What if I cannot make it live?

Register anyway. Everyone who registers gets an on-demand walkthrough video by email after the session. Because the session repeats every Tuesday, you can watch the recording first and then join a live week purely for the Q&A.
