Monthly rentals are outpacing short-term stays in the U.S. housing market, according to a joint report from Furnished Finder and AirDNA. Using AirDNA data, the report shows that nights booked for stays of 28 days or more rose by 136% from 2019 to 2025, while short-term rental nights grew by 52%. Monthly rentals now account for 19% of total demand, driven by housing affordability pressures, workforce mobility, and shifting regulations. Growth is especially strong in urban markets like New York and Los Angeles, as well as in smaller cities aligned with healthcare and education sectors.

Monthly rentals now represent nearly a fifth of the entire rental demand, and their growth is more than double that of short-term rentals.
