Why I’m Moving to Airbnb’s Single Service Fee Structure Now

Airbnb is changing how fees work, and hosts need to adapt.

Since April 2025, Airbnb has displayed the total price (nightly rate + cleaning + service fees) when guests search for stays. This means:

Split-fee listings (where guests pay part of Airbnb’s service fee) and single service fee (also known as the host-only fee) listings look the same in search results.

At checkout, however, guests still see the difference. In the price breakdown, split-fee listings show the guest service fee while single service fee listings don’t.

That guest service fee at checkout can make split-fee listings look more expensive and less attractive.

Starting October 27, 2025, Airbnb will automatically move all property management system (PMS) listings to the single fee model. Here's why I think you should be an early adopter:

Better guest experience: Guests prefer a single, all-in price at checkout. Less friction = more bookings.

No penalty in search rankings: Airbnb’s algorithm looks at the total price in search results, which will be the same regardless of your fee model. Guests don’t see the exact breakout until check-out. Switching will not hurt your visibility and could help you stand out by offering a more transparent pricing experience.

An example: Here are two listings showing roughly the same price for two nights in December. One listing is set for a “single service fee”, and the other is on a “split fee”. Can you tell the difference?

Many hosts worry they’ll earn less if they cover Airbnb’s fee. The fix is simple: adjust your nightly rate slightly upward.

Old model (split fee): $100 nightly → $115 with service fee (guest pays $115, host nets ~$97).

Single-service fee model: $115 nightly → guest pays $115, host still nets ~$97.

Guests prefer the clean $115 all-in price over $100 + $15 fees. The psychology works in your favor.

How to Switch to the Single Service Fee Model

Relative pricing risk: If other hosts don’t raise their rates after switching, their listings may appear cheaper than yours, even though you earn the same after fees. This could temporarily make your listing look less competitive and hurt conversions.

Conversion impact on ranking: Airbnb doesn’t directly rank based on fee structure, but lower conversions can indirectly push you down in search results.

Guest expectations: Some guests are used to seeing the Airbnb service fee broken out and may be surprised not to. This should fade quickly as host-only becomes the standard.

If you stay on split fees (some hosts have a choice, others don’t):

Checkout penalty: With split fees, guests see an extra “Airbnb service fee” line at checkout. Single-fee listings don’t. That extra line is a conversion killer, even when the search total looked the same.

Indirect ranking drag: Lower checkout conversion on split-fee listings can push you down in search over time. It’s not the fee setting itself. It’s the performance hit from that extra line item.

Switching calibration risk (easy to fix): When you move to the single service fee, sanity-check your all-in total against comps—especially on 1–2 night stays where fees are a larger share. Adjust base vs. cleaning to keep your total competitive.

Guest expectation hiccup (minor): Some frequent users are used to seeing a service-fee line. Preempt it with a note in your description: “No Airbnb service fee at checkout—the price you see is the price you pay.”

Operational timing: If you’re PMS-connected and don’t adjust ahead of the mandate, you could see a short-term margin wobble. Set your forward rates now so your all-in totals stay aligned with the market.

PMS-connected hosts will be automatically switched to the single service fee model on October 27, 2025. Hosts that don’t use a PMS or channel manager will continue to have a choice between the split-fee and single service feel model. With their software-connected counterparts adopting a simplified pricing model, though, all hosts should consider adopting the single service fee as it becomes more of a norm.

Airbnb’s move toward single fees is part of a bigger trend toward transparent pricing. Today 95% of hosts in the U.S. use split-fee, while just 5% use single-fee. Those hosts who switch early will benefit the most, as guests learn to expect cleaner, simpler checkouts. In short:
