AirDNA reports a 500% surge in bookings around the final weekend, particularly in Jersey City, Hoboken, and Carlstadt. While most Airbnb listings are under $500 per night, some properties are listed at eye-popping prices, including a $38,000 Essex County mansion. AirDNA’s Jamie Lane says more affordable inventory may surface as hosts test the market with “make me move” pricing. As demand pushes outward from Bergen and Hudson counties, suburban towns with transit links may see a spike.

A lot of those high rates may come down as more listings go up.
