Despite boasting a perfect Revenue Growth Score of 100, deeper analysis of Urbandale reveals concerning trends: A declining occupancy rate (-32%), falling revPAR (-7%), and an overall Market Score below 50. This classic trap—strong revenue growth masking deteriorating fundamentals—illustrates why multi-metric analysis is essential.

In contrast, Johnstown, Colorado exemplifies a well-rounded emerging market with growth across revenue, Average Daily Rate (ADR), occupancy rate, and supply, delivering a Market Score of 65.
