Keeping that rating while you grow is a different problem. At 20 to 49 listings, about one host in five holds a 4.9. Past 100 listings it is one in sixteen. Above 500, it is 0.6%.

Look at the margins. First to tenth place spans 0.024 stars. At this level everyone has the fundamentals down, and the ranking is really measuring how rarely anything goes wrong across thousands of stays.
The geography surprised me more. I expected the winners to cluster in a handful of trophy destinations, and instead the list runs from beach houses on the Jersey Shore and the Emerald Coast to cabins in the Smokies, ski homes in Park City, pool estates in the Coachella Valley, and city portfolios in Nashville, Pittsburgh, and Columbus. Oxford, Mississippi has a top-five property manager in America. Great management turns out to be a local craft, and it gets practiced everywhere.
Only 10 of 960,000 US Hosts Make the National List
Start with every host identity we track in the US, roughly 960,000, and filter:
- 220,000 manage more than one listing.
- 7,168 manage 20 or more. This is roughly where hosting becomes a business.
- 920 manage more than 100, which is where our national list begins.
- 668 of those have enough listings with at least 10 reviews.
- 212 hold a rating of 4.8 or better.
- 18 hold 4.93 or better.
- 10 make the top 10.

One in every hundred thousand US hosts. And the filter doing the real work here is the rating, because size alone gets you into a field of 920.
You can see why in the averages. The typical single-listing host sits at 4.86; by the 250+ listing tier the average operator has slid to 4.65, a fifth of a star lower. Every step up in portfolio size costs rating, on average. The winners below are the operators that step up anyway and give none of it back.

I want to be clear that the top 100 are not simply the biggest operators having a good year. Compare them to other managers at the same scale, 100+ listings, and the gap is enormous: 89.3% of their listings sit under a Superhost badge versus 41.3% for their same-size peers, 31.8% of their homes are Airbnb Guest Favorites versus 12.6%, and their median rating is 4.88 versus 4.71.
Our data cannot see the operational side directly, the inspection routines or the response times or how fast a maintenance ticket gets closed. What it sees is the residue of all that, tens of thousands of reviews at a time. The gap above is what disciplined operations look like from the outside.

Fastest Growing
The largest year-over-year growth in active listings among managers whose guest rating also improved. Growing without slipping is the hardest thing in this industry, which is why the winner is my favorite result of the year: Bach Bros Properties, our 2025 national champion, went from 114 to 221 listings and raised its review score while doing it.

The largest year-over-year gain in overall rating. We only count listings with five or more reviews in both years, so improvement has to come from running the same homes better, not from swapping out the portfolio.

The platforms run their own quality programs, Airbnb's Guest Favorite and Vrbo's Loved by Guests, and this award goes to the manager with the highest share of homes carrying a badge. The awards measure different things, and the same well-run companies keep surfacing anyway, which is about the strongest validation of the underlying data I could ask for.

Top-5 Property Manager Rankings in 317 US Markets
The national list answers who is best in America. Most owners need a different answer: who is the best property manager in Gatlinburg, or Scottsdale, or Cape Cod.
So this year we also ranked the top five property managers in 317 US markets, 1,432 ranked places in all, on the same review-weighted rating. Building it taught us a few things. In the typical market, we identified over 2,000 hosts, but just 11 of them are named management brands with 20 or more local listings, under half a percent, so simply qualifying puts a manager in rare company.
The races are close: in half of all markets, first place beat second by 0.02 stars or less, and in one market in six the margin was 0.005 or less.
And the winners are mostly local specialists. Over 40% of ranked managers run 20 to 29 listings, and 94% run fewer than 100. National brands show up, but the market lists belong to focused operators who know every hot tub and driveway in their portfolio.

How We Rank the Best Airbnb Management Companies
Everything above comes from AirDNA's database of Airbnb and Vrbo listings, measured over the last twelve months. In brief:
- Who counts as a manager. We resolve host identities across Airbnb and Vrbo into management brands. The national and specialty lists require more than 100 active US listings; market lists require 20 or more in that market (with a lighter 10-listing gate in small markets, ranked below the core field).
- The core metric. Review-weighted overall guest rating: every listing's rating, weighted by its review count, aggregated across the portfolio. A manager cannot climb the list on a few well-tended trophy homes.
- Quality floors. Market entries must clear occupancy, revenue-per-listing, and reviews-per-listing minimums, so the lists reflect real, active businesses. Each specialty award adds its own review-volume floor.
- Who gets removed. Aggregators and marketplaces, timeshare and vacation-club operators, and corporate or furnished-housing brands. Portfolios must also be at least 10% standalone homes, which screens out captive condo and apartment operations.
- The human check. We manually verify every top entry as a genuine, hireable third-party manager with a working website where owners can list a property. The data alone cannot distinguish a great management company from a great owner-operator, so we check.
