OwnerRez hosts can now price every night on their calendar with AirDNA Adapt, an AI-native dynamic pricing tool built on AirDNA’s short-term rental data. The OwnerRez integration connects with one secure authorization, imports every listing automatically, and, once you turn on Price Sync, sends nightly rates and stay rules straight back to OwnerRez.

OwnerRez was one of the launch integrations when Adapt went live on September 1, 2026. Here’s what the connection does, how to set it up, and what to check before you let Adapt publish rates.

Key takeaways

  • Free to connect: Linking OwnerRez costs nothing and doesn’t change your current rates.
  • One-click setup: Sign in to OwnerRez and choose Allow, with no API keys to copy.
  • You control the switch: Nothing syncs to OwnerRez until you turn on Price Sync.
  • Daily updates: Adapt refreshes listings, calendars, bookings, and reviews from OwnerRez every 24 hours.
  • Pay per synced listing: $20 a month per listing after a 30-day free trial.

Adapt Prices Your OwnerRez Listings and Syncs the Rates Back

The OwnerRez integration lets Adapt set the price for every night on your OwnerRez calendar and publish it to OwnerRez automatically. The two tools split the work. OwnerRez runs the operation: bookings, channel management for Airbnb, Vrbo, and Booking.com, direct booking websites, guest messaging, and accounting. Adapt makes the pricing decision, setting a nightly rate and minimum stay for each date.

Adapt builds those rates from AirDNA’s market data, which covers 15M+ active listings across 120K+ markets with history going back to 2014. Each listing gets an auto-built comp set of similar nearby properties, and Adapt reprices daily as demand, booking pace, and local events shift. Every rate comes with a breakdown of what moved it, so you can see why a Saturday in July costs more than a Tuesday in March.

On the OwnerRez side, Adapt joins the dynamic pricing tools OwnerRez already supports. These tools push daily rates into OwnerRez as Spot Rates for each property, and OwnerRez distributes them through the channels and booking site you’ve connected there.

Pricing Inside Your PMS Means One Update Reaches Every Channel

If you list on more than one site, pricing by hand means a decision for every date on every calendar. A missed long weekend or local event can sit underpriced until it books. Connecting a dynamic pricing tool to your property management system (PMS) removes that step: the rate changes once in OwnerRez, and OwnerRez handles the rest.

That’s also why OwnerRez users should connect Adapt through OwnerRez rather than through Airbnb. If your listings are managed in OwnerRez, connect OwnerRez only. Connecting both would leave two systems setting rates on the same listing, and they would overwrite each other. Hosts without a PMS can still use Adapt as an Airbnb pricing tool through a direct Airbnb connection.

OwnerRez is one of several Adapt integrations, alongside Uplisting, Guesty, Hostaway, and Hospitable. Whichever you use, the result is the same: the rate Adapt sets for a given night reflects what comparable listings charge and book for that date, and it reaches your calendar on a daily schedule instead of whenever you find time to update it.

Connect OwnerRez to Adapt in Five Steps

Setup takes a few minutes, and all you need is your OwnerRez sign-in. There are no API keys or tokens to generate.

  1. Open the connection flow: Use the connect prompt on your AirDNA home page, click Adapt in the left-hand navigation, or go to your profile and click Add Channel.
  2. Pick your PMS: Choose Property Management Software (PMS), then select OwnerRez.
  3. Start the authorization: Click Connect OwnerRez. You’ll be taken to OwnerRez to approve the connection.
  4. Approve access: Sign in to OwnerRez if needed, then choose Allow to grant AirDNA access to your listings.
  5. Let the import run: You’ll return to AirDNA, every listing and its calendar imports automatically, and recommended Adapt Rates appear within a few minutes.

At this point nothing has changed in OwnerRez. Your existing rates stay in place while you review what Adapt recommends.

When you’re ready to publish, open a listing’s Settings tab, choose a strategy, and click Review & Save. Then switch Price Sync to On, either in the Price Sync column of your listings table or on the listing’s page. The first time you turn it on, you’ll be prompted to start your 30-day free trial.

OwnerRez documents the same flow from its side in its AirDNA Adapt support article.

Adapt Reads From OwnerRez Daily and Writes Back Only When You Say So

The connection is read-only until you turn on Price Sync. Adapt reads the following from OwnerRez:

  • Account details (your name and email)
  • Properties and listing details
  • Bookings
  • Reviews
  • Rates and availability
  • Surcharges

Once Price Sync is on for a listing, Adapt can push these back to OwnerRez:

  • Nightly prices
  • Availability, including minimum night stay and check-in and check-out restrictions
  • Weekly and monthly discounts
  • Cleaning and extra-guest fees

After the first import, Adapt syncs with OwnerRez every 24 hours. Each sync refreshes listings, calendars, bookings, and reviews, and pushes your latest prices, stay rules, and discounts for listings with Price Sync turned on.

Rate pushes run once a day by region: 12:00 PM UTC for the Americas, 3:30 AM UTC for Europe, Africa, and the Middle East, and 8:00 PM UTC for Asia and Oceania. Need a change live sooner? Use Sync now to push it right away. Turning Price Sync off stops future pushes and leaves your current OwnerRez rates as they are.

Pick a Strategy and Adapt Sets the Pricing Rules for You

Adapt starts from a goal instead of a spreadsheet of rules. You choose one of four pricing strategies, and Adapt configures the settings underneath to match:

  • Smart Yield: The recommended default, balancing nightly rate against occupancy.
  • Volume Builder: Prioritizes filling the calendar over holding a higher nightly rate.
  • Steady Earner: Aims for a predictable check from earlier bookings, not the biggest possible one.
  • Premium Hold: Keeps rates high on the view that an empty night beats a cheap one.

Every setting stays adjustable. Pricing rules cover base price, pricing limits, seasonal impact, day-of-week pricing, and last-minute and far-out rules. Stay rules cover minimum night stay, gap and adjacent nights, and check-in and check-out days.

Adapt also benchmarks each listing against its competitors. The performance dashboard tracks booked revenue, average daily rate (ADR), revenue per available rental (RevPAR), occupancy, and length of stay against your own history and your comp set, with up to two years of history. When a rate looks off, the built-in AI assistant explains why it was set, tests alternative scenarios, and applies changes only with your approval.

The cost is straightforward to model. Connecting is free, the 30-day trial starts when you first turn on Price Sync, and after that Adapt costs $20 per month per listing, billed only for listings that sync rates. Full details are on the Adapt pricing page.

Turn Off Other Pricing Tools Before Your First Sync

Three checks keep your first sync clean:

  1. Turn off other pricing tools: Disable any other dynamic pricing tool connected to OwnerRez, or they’ll overwrite each other.
  2. Connect OwnerRez, not Airbnb too: Pricing one listing through both connections causes conflicting rate updates.
  3. Review your imported listings: Confirm every active OwnerRez listing came through before turning on Price Sync.

If you’ve been relying on a channel’s built-in pricing, such as Airbnb Smart Pricing, switch that off as well. If a listing is missing after the import, confirm it’s active in OwnerRez, then reconnect. You can disconnect anytime from your profile under Connections, or revoke AirDNA’s access in OwnerRez’s app settings.

Ready to see what Adapt would charge for your OwnerRez listings? Connect your account, compare the recommended Adapt Rates with your current prices, and turn on Price Sync only when the numbers make sense to you. More than 14,000 listings were connected to Adapt during its private and public betas, and connecting yours costs nothing.

FAQs

Does OwnerRez have dynamic pricing?

Yes, through integrations. OwnerRez connects to third-party dynamic pricing tools, including AirDNA Adapt, which push daily rates into OwnerRez as Spot Rates for each property. With Adapt connected and Price Sync turned on, nightly rates and stay rules update automatically every day.

How do I connect OwnerRez to AirDNA Adapt?

In AirDNA, click Adapt or Add Channel, choose Property Management Software (PMS), select OwnerRez, and click Connect OwnerRez. Sign in to OwnerRez and choose Allow. Your listings and calendars import automatically, and recommended Adapt Rates appear within a few minutes.

Will connecting OwnerRez to Adapt change my rates?

No. Connecting is free and read-only. Adapt imports your listings and shows recommended rates, but nothing syncs to OwnerRez until you turn on Price Sync for a listing. You can turn sync off or disconnect anytime.

How much does AirDNA Adapt cost for OwnerRez users?

Connecting is free. A 30-day free trial starts when you first turn on Price Sync, and after that Adapt costs $20 per month per listing, billed only for listings that sync rates.

Can I use Adapt alongside another pricing tool in OwnerRez?

Not on the same listing. Turn off any other dynamic pricing or third-party pricing tool connected to OwnerRez before syncing rates with Adapt, since the two will otherwise overwrite each other.

How often does Adapt sync with OwnerRez?

Adapt syncs with OwnerRez every 24 hours, refreshing listings, calendars, bookings, and reviews. For listings with Price Sync on, rates publish once a day on a regional schedule, and Sync now pushes changes immediately.
