While there’s no one-size-fits-all answer, the best size for Airbnb tends to be between two and four bedrooms, according to AirDNA data. This range usually earns strong revenue because it appeals to a wide variety of guests (families, couples, and small groups) without requiring a huge upfront investment or relying on rare, high-paying bookings.

One-bedroom listings earn an average of $101 in revenue per available rental (RevPAR). That’s a metric that combines both nightly rate and occupancy to reflect how much a property earns each day it's available.

Move up to a two-bedroom and RevPAR jumps to $145, a 44% increase from average 1-bedroom RevPAR. Three-bedrooms earn $184, and four-bedrooms top out at $259. That’s a steady climb in daily earnings, driven by both higher pricing and the ability to host more guests without sacrificing your occupancy rate. 

While larger homes can command higher nightly rates, the returns start to level off. In other words, adding more bedrooms doesn’t always guarantee more profit. We found listings with more than four bedrooms show high occupancy (up to 60% for 10+ bedroom properties), but this demand is often tied to special-use cases like large group travel or family reunions. These kinds of bookings can be great when they happen, but they don’t come as consistently and they’re specific to your market. You may also have longer gaps between stays.

Across all locations, studios consistently command higher nightly rates than one-bedroom rentals. This is a pattern that shows up in both ADR and RevPAR data. At first glance, that may seem counterintuitive: shouldn’t more space justify a higher price? Yet the data tell a different story.

While we don’t see a definitive explanation in the data, there are several plausible factors:

Stay length: Studios often host quick, high-turnover visits (think weekend getaways or business trips) which tend to push nightly rates higher even if total revenue per stay is smaller.

Prime location: Studios are frequently located in central or resort areas where space is scarce, and travelers are willing to pay a premium for proximity and convenience.

Traveler type: Solo travelers and couples make up a large share of studio bookings, and these guests may prioritize design, amenities, or location over square footage.

Inventory mix: Some one-bedroom listings are basement suites, guesthouse units, or converted apartments that compete at lower price points, pulling down the average ADR for the category.

Whatever the reason, this quirk in the data serves as a reminder that size alone doesn’t dictate profitability. Guest behavior, stay patterns, and property type all play an important role in shaping performance over time. 

In fact, year-over-year data from 2024 to 2025 shows that earning power is growing fastest in larger homes. While mid-sized homes (2–4 bedrooms) remain the most reliable performers, the luxury and large-group segment is quietly heating up, suggesting a new wave of opportunity for investors targeting spacious, high-capacity listings.

These tend to be concentrated in destination markets that cater to group travel, like beach towns and mountain regions. Studios, interestingly, are less common than one-bedrooms, though they tend to outperform them on a revenue basis.

That added space gives flexibility for business travelers, couples, or friends traveling together. Since only 20% of listings are two-bedrooms, there's an opportunity to stand out.

In the suburbs, three- to four-bedroom homes often hit the sweet spot. These areas serve a mix of traveling families, relocating professionals, and extended stays. Two- to five-bedroom listings make up over 50% of the market, while private rooms are also common (20% share).  Hosts offering a studio earn 164% higher ADR than operators of a private or shared room. Studios actually earn 25% more than 1-bedrooms in suburban markets—the biggest discrepancy between these two property sizes across all location types. This might be because suburban markets tend to be large and sprawling with less access to public transportation. The premium for a well-located studio in the heart of a suburban center is therefore higher.  

These cities offer a blend of urban convenience and suburban space. Two- to three-bedroom homes make up 46% of listings, with solid representation across most size categories. Studio and one-bedroom units still account for 25%, but properties with three or more bedrooms tend to drive stronger returns, especially in areas with consistent business or family travel. ADR increases from a 3-bedroom to a 4-bedroom and a 4-bedroom to a 5-bedroom by 42%, respectively. That’s a difference of $272 dollars per night between 3-bedroom and 5-bedroom properties, on average.

In smaller towns and rural areas, space and affordability rule. Nearly half of all listings are two- to three-bedrooms, and larger homes (4–5 bedrooms) also see steady RevPAR growth. There’s very little inventory at the extremes, with only 1% of listings having six or more bedrooms. That being said, 9-10 bedroom properties still show positive ADR gains over smaller properties, unlike in most other regions where the revenue benefits from adding a bedroom tend to taper off or turn negative after 8 bedrooms.

Performance varies depending on who you’re targeting. Studios and one-bedrooms make up 21% of listings, but group-friendly homes dominate revenue. 8-bedroom properties show a sharp revenue spike, likely driven by reunions, retreats, and large vacation groups centered around skiing, lake access, and other outdoor adventure. With 20% of listings at 4–5 bedrooms, there’s more inventory at the larger end, but also more competition.

Beach towns attract both ends of the traveler spectrum. Studios and one-bedrooms are great for short-term beachgoers, making up 28% of listings, while 50% are two- to three-bedrooms. Large homes (6+ bedrooms) only represent 3% of listings, yet 6-bedrooms earn 29% more than 5-bedroom properties. Larger homes represent a strong opportunity if you can serve families or multigenerational travel groups, especially in seasonal destinations.

Let’s say you’ve completed a market analysis and you’ve decided to invest in a home expansion that brings your bedroom count from 1 to 2. How do you change the number of bedrooms on your Airbnb listing?

Updating the number of bedrooms is a straightforward process. Here’s a step-by-step guide:

Go to Listings: Click Listings and select the listing you want to edit.

Photo Tour: Under Photo tour on the right, click the plus sign next to All Photos space.

Add a room or space: Choose a room or space type from the options provided

Add photos: You can add new or existing photos to your listing to represent the added space. You can also select ‘Skip for now’ if you want to circle back to this step.

Save Changes: Click Save to ensure your listing is updated. Selecting ‘Skip for now’ in the previous step will also save your changes and return you to your property dashboard.

For other platforms, the process might be slightly different, but the idea is the same: navigate to your listing details and update the bedroom information accordingly. 

Keep in mind that for Airbnb, not every sleeping arrangement counts towards the number of bedrooms. Couches, air or floor mattresses, hammocks, and cribs will show in the “Where you’ll sleep” section of the listing but won’t increase the bed count.

How to Find the Best Number of Bedrooms for An Airbnb in Your Market 

Figuring out the right number of bedrooms for your short-term rental is rooted in knowing what actually performs well where you want to invest. Now go to the Revenue tab. This section shows how much total revenue each property size brought in each month over the past year. It gives you a sense of not just which bedroom counts earn the most, but how those earnings shift with the seasons.

You’ll probably see some clear ups and downs throughout the year. In Orlando, for example, revenue tends to spike in March and July, likely thanks to spring break and summer travel. Those are popular months for family trips and vacations, no matter the size of the property.

What to look for: Which property sizes bring in the most revenue month to month? Are earnings steady, or do they drop off sharply outside of peak seasons?

3. Filter by bedroom count to analyze performance 

Now the fun part. Use the bedroom filter to get specific.

For example, if you filter for studios and 1-bedrooms in Orlando, you’ll see they bring in around $20,000/year with 56% occupancy and $65 RevPAR.

Change the filter to show 3-5 bedroom homes and that number jumps to $44,100/year, with higher RevPAR and similar occupancy.


What to look for: How does performance change as you go up in bedroom size? Does adding one more bedroom make a big difference?

You can even compare one bedroom at a time (filter for only 1-bedrooms, then only 2-bedrooms) to see what an individual bedroom upgrade is really worth. Adding an entire bedroom can be an expensive renovation project, so it’s also exploring whether a pull-out couch in the living room provides similar revenue gains. You can use the ‘Accomodates’ filter to dictate how many guests the rental supports, which is distinct from bedroom count.

One bedroom properties in Orlando that support two guests (assuming a queen bed) earn $13.5k on average. Revenue jumps to $17.4k for one-bedrooms that accommodate an additional guest. That’s $4,000 more in annual revenue by adding an air mattress or convertible couch!
